But the best chance to sell your St. Louis home is in the first few weeks it’s on the market. This means that you need to be serious about making your listing look the best you can.  

To that end, there are three things that lead to a quick St. Louis home sale – the home needs to be priced correctly, marketed well and show well.  Here are a few ways you can be sure your St. Louis home sells quick and for at (or above!) asking price.

Store It

Decluttering does not mean shove everything in your closets.  Buyers are going to look there, too!  

Instead of hiding things in your St. Louis home, get yourself a storage unit and start packing things up.  If you need a rule to follow, get rid of one third of your stuff.  It may seem like a lot, but decluttering will help potential buyers picture themselves in your home.

Everything from baby gear to holiday decorations can all get put in storage.  If you can get a mobile storage unit, you can have it delivered to your new home. This can make life much easier!

Picture Perfect

Everyone thinks their St. Louis house looks fabulous but a professional stager takes the emotion out of a home and sees it through the eyes of a buyer.  When a buyer is deciding which properties to tour, photos are the first thing they see.  It can make or break whether a showing happens or not.  Homes with more, professional looking listing appointments get booked for twice as many showings.

If you do not want to hire a professional stager, ask a friend to walk through your house with a critical eye and give you perspective on decluttering.  This can help give you a good idea of what needs to be taken out.  Some sort of staging is necessary at every house, no matter how beautiful it is.

While St. Louis home sellers shouldn’t go crazy with remodeling your entire house, you should pick a few small upgrades that will make a big impact.  For example, instead of doing an entire kitchen remodel, maybe just upgrade appliances.  Or add in new fixtures in a bathroom or cabinet hardware in the kitchen.

Let the Light Shine

Dark spaces do not show well.  People generally feel sad or cramped in them. For this reason,  get the highest watt light bulbs for the fixtures and let the light shine in rooms.

Open all curtains and blinds and turn on all lights before a showing.  Painting rooms a lighter color can also make them appear larger and more appealing.  Do a deep clean and really attack those baseboards to brighten up the space.

Good Curb Appeal

Some say that curb appeal is everything. And while that might not be totally true, it is definitely the first impression.

Tidy up your yard and consider using a pressure washer to make spaces look like new.  A little paint on the trim or shutters is always a good idea, too.  Then add in some nice flowers and make the entry look inviting to welcome potential buyers.

Timing is Everything

If you can chose the time to list, spring and summer typically are the best times to sell.  There can be increased inventory but there are also increased buyers.  To beat the competition make sure your house is in the best shape possible and price it just right.
